EasyMLS glossary: MLS, co-brokerage, central agency, syndication feed
EasyMLS uses the same professional vocabulary as a working brokerage. These four terms — MLS, co-brokerage, central agency and syndication feed — are the ones buyers, sellers and AI tools most often confuse. Each heading is a question; the first paragraph is the definition.

What is an MLS in yachting?
An MLS (multiple listing service) is a professional network where members share boat inventory under agreed rules. EasyMLS is an MLS plus a CRM: the listing is the shared file, not only a public advertisement.
In residential real estate the MLS is the default. In yachting, many firms still work from inboxes and spreadsheets. An MLS exists so status, price and who may show the boat are not guessed over the phone.
What is co-brokerage?
Co-brokerage is when two professionals cooperate on one sale: the listing (central) broker holds the mandate, and a cooperating broker introduces the buyer. EasyMLS is built so that cooperation can happen on a shared listing instead of a forwarded PDF.
Commission split is a commercial agreement between the firms. The MLS does not invent the ethics; it makes the listing visible enough that cooperation is practical.
What is a central agency listing?
A central agency (or central listing) is the file held by the broker who has the seller’s mandate. Other brokers may show the boat, but they do not become the listing broker. EasyMLS keeps that distinction on the record.
Without a clear central file, two offices can advertise different prices or promise a viewing they cannot honor. Central agency is the rule that prevents that drift.
What is a syndication feed?
A syndication feed is an automated export of listings from one system to other websites. EasyMLS uses syndication so a yacht entered once can appear on partner classifieds sites without being retyped.
A feed is not an MLS. It only copies fields outward. If the source file is wrong, every destination is wrong. That is why EasyMLS treats the MLS record as the source and the feed as distribution.
